The Prince George's County Board of Appeals on May 6 approved appeal V‑81‑25, allowing a covered roof over an existing patio at 6202 Baltic Street in Capitol Heights.
Architect Jonathan Campbell told the board the contractor performed the construction and that the owner later hired the architect to submit permit drawings; plan review identified an existing lot-occupancy condition that requires a variance to legalize exterior improvements. Campbell said he submitted drawings and that the City of Sea Pleasant provided a letter of support to the board.
Vice Chair Johnson moved approval, Member Stanton seconded, and the board recorded a 3–0 vote to approve the variance. Chair Boulware noted minor sloping and topographic factors and found the application met the variance criteria.
The board instructed the petitioner to follow the standard permitting path and advised the petitioner that approval by the board does not eliminate other required agency reviews.
