The Collierville Historic District Commission on May 28 deferred consideration of a comprehensive exterior-alteration application for 243 College Street, asking the applicants to return with more detailed plans and product information and scheduling a work session to evaluate historical significance and detailing.
Staff member Allison summarized the scope: roof replacement, two new dormers, a driveway gate, extended front porch, replacement of all windows and exterior doors, a rear addition, and proposed painting of the brick. Allison said the 1958 house sits within the local historic overlay but was not included in prior surveys, so its contributing status is "unclear," and staff recommended deferral for a work session to determine significance and review materials and elevations.
Applicant Jesse King told commissioners the home has structural and moisture problems — cracked stone veneer, roof leaks and indoor mold — and that the owners want to make it their long-term residence. "We bought the house 3 or 4 years ago. I thought the house was really ugly. It's dark ... the stone work in the front ... is all broken and cracked," King said, describing why they propose the changes.
Commissioners raised multiple design and technical concerns: whether painting the brick is appropriate under guidelines, the need to maintain window rhythm and proportions, the adequacy of the site plan for the carport and driveway turning radius, and missing product details for windows and porch posts. Several commissioners urged that an architect or design professional attend the next work session to resolve the listed issues.
A motion to defer the case to a work session with the applicant carried on roll call. Staff noted the HDC could hold a called meeting on June 17 to review brick-color samples and that the commission's next regular meeting (June 25) could include related items after the work session.
The deferral keeps the commission in a review phase rather than approving changes that would alter visible character or risk harming the district's integrity.
