Planning board raises traffic and buffer concerns as Circle K declines to share market research

According to the minutes, the applicant said Circle K considers the location suitable for a gas station but was not willing to share its market research. Board members suggested consultation with the Niagara Falls Boulevard Beautification Committee to assess compatibility with corridor design goals.
Town Engineer Tim Zuber expressed concern that the proposed buffer location appeared to be shared between two properties; he recommended the buffer be located fully on the applicant’s parcel rather than split. Members also raised traffic safety concerns about an exit positioned directly across from Sawyer Creek and urged the applicant to address circulation in revised plans.
The board noted it will hold a public information meeting on June 17, 2026, at 6:00 p.m. to receive more input. No formal approvals or denials were taken at the May 20 meeting.
