At its May 20 meeting the Town of Wheatfield Planning Board reviewed Pellicano’s proposed expansion at 3338 Niagara Falls Boulevard and instructed the applicant to address parcel configuration, setback and fire‑safety concerns before approval.
Board members observed that one storage building currently sits on both parcels; the applicant must either move the building onto a single parcel or record a parcel consolidation so the structure is entirely on one property. The board also noted a 10‑foot side‑yard setback abuts a residential zone and must be clearly shown and addressed on the site plans.
The applicant presented a proposed 10,000‑square‑foot addition. Because the added building area is about 660 feet from the nearest fire hydrant, the board indicated the addition will be required to be sprinklered; the applicant said it would document a follow‑up conversation with the Town’s Code Enforcement Official on that requirement. The board asked that Phase 2 of the plan be adjusted to include a roadway extension to the rear hydrant, and that the plans label the Evergreen gate consistently and remove the traffic‑flow arrows currently shown.
The board asked the applicant to add a plan note east of the existing storage building that reads “FUTURE PARKING AS NEEDED.” No formal approval or vote on the expansion occurred; the board will review revised plans after the applicant addresses the noted deficiencies.
