Key items the board required included a parking plan demonstrating 32 spaces (the applicant’s materials used the town standard of one space per 250 square feet, including at least one handicapped space) and a layout that indicates which spaces would be “banked” for future use. The board also requested a drainage plan for review and that the site plan show limits of disturbance—materials presented listed disturbance as “5/10 of an acre”—and depict the 500‑year floodplain on the plans.
Town Engineer Tim Zuber raised concerns about stormwater and drainage and asked the applicant to provide engineered drainage details for the board’s review. The board recorded that the applicant now owns the parcel and repeated the requirement to submit the full site-plan package prior to formal approval.
No formal vote on the project was taken at the meeting. The board will revisit the application after the applicant provides the requested materials.
