Avon Park’s City Council voted unanimously July 14 to approve a future land-use amendment and accompanying rezoning for a 0.34‑acre parcel at 901 West Prairie Avenue to permit a duplex.
Stephanie von Pleski Bush of the Central Florida Regional Planning Council told the council the applicant, Jordan Klene, and the owner, David Brabbom, are seeking a medium‑density residential future land use and R2 zoning because the current low‑density/R1A designations do not allow multifamily uses. “The purpose is to change the zoning and the future land use to allow two dwellings,” von Pleski Bush said, noting that surrounding parcels already include R2 zoning and duplexes.
She told the council city water and sewer are available to the site and that the addition of one unit would not meaningfully affect schools, solid waste service or the roadway network. After brief clarification from council members confirming the proposal is for a duplex, the council moved and approved Ordinance 09‑2025 (future land‑use amendment) and Ordinance 10‑2025 (rezoning) by roll call, all voting yes.
The ordinances will be transmitted as required for notice and become effective per the stated provisions in the ordinances.
