Zoning board unanimously approves Ozo2 Eco Dry Cleaners pickup site at 1400 Alabama Avenue

The City of West Palm Beach Zoning Board of Appeals on June 4 approved a Class B special-use permit for Ozo2 Eco Dry Cleaners to operate a pickup and drop-off retail location at 1400 Alabama Avenue.
Applicant representative Ugnes Numus, speaking for owner Uratan Noma, described Ozo2 as a family-run, eco-friendly cleaning business in operation since 2012. Numus said the proposed unit will be a retail storefront with no cleaning or chemical solvents on site; all cleaning would occur at an off-site plant on Indian Road, and the location’s rear garage would accommodate pickup and delivery van loading. "We are not anticipating more traffic than we currently have; we expect to see less as delivery grows," Numus said.
Planning staff told the board the site is in a general commercial zoning district, has sufficient parking and a rear loading area, and that the unit’s proposed use is consistent with surrounding shops. Staff recommended approval; in discussion no members objected.
Board member Alfred Fields moved to grant the special-use permit based on testimony and the staff report; Sherry Hack seconded. A roll call vote by Dana Piccott, Christopher Hagen, Emiline Savage, Alfred Fields and Sherry Hack recorded unanimous approval, 5–0.
The permit approves a pickup and drop-off retail location only; the board and staff emphasized that no on-site cleaning equipment or chemicals were proposed or allowed under this approval. The applicant estimated the operation would involve roughly four van trips per day to the off-site plant, two to three employees on site, and about 30–40 customer visits per day. The board closed the item with no conditions beyond compliance with the staff report.
