James Lowry (BH2M) told the board a small additional wetland area (about 385 sq ft) was identified that could have pushed impacts over a new Corps threshold; his team reworked a soil‑filter design and reduced the impact so the earlier Corps permit remains applicable. The applicant also submitted supplemental landscape materials in response to a peer review and expects to resubmit revised plans and HOA documents by the end of the week.
The board asked for clearer landscaping exhibits along the southern boundaries of several lots where buffers abut established homes, and requested updated financial capacity documentation to support the final approval process. The Planning Board scheduled the public hearing for July 21 and asked staff to put the application first on that agenda, with draft findings and conditions to be prepared in advance.
