Craig Berdus (Acorn Engineering) reviewed the proposal for a 25‑unit residential development and explained that MaineDOT’s warrant analysis did not support an all‑way stop at the Pine Ridge/Ferry Road intersection. The applicant is showing a lit beacon crosswalk in the plans; peer reviewers and DPW generally supported a crosswalk rather than an all‑way stop.
DPW asked the applicant to consider an ADA parking space at the clubhouse. Berdus said the clubhouse approach is moderately steep (around 4–6%), making a compliant ADA stall difficult without significant regrading; the applicant said other accessible connections would be provided and asked DPW to consider that context.
The board voted to find the application complete and asked staff to prepare draft findings and conditions; staff and applicant discussed timing and agreed a resubmittal by the end of the week would be necessary to preserve a July 7 hearing slot (otherwise the hearing will move to July 21).
