Architect Ken Lucci of Peter's Room Architects told the board the project removes unsympathetic prior additions and adds an attached three-car garage, a family entry and kitchen that look onto a new swimming pool in the side yard. Lucci said the new work would use wood siding or artisan hardiplank, wood simulated divided windows, and new stonework matched to the existing house; some cornice and railing elements may need in-kind replacement.
Board members requested a clear elevation for the carriage house facade facing the street. Lucci asked whether the main house could be approved and the carriage-house changes be returned for separate staff review; the board agreed the main-house approval could proceed and that the carriage-house details would be brought back to a future meeting. Committee member (S2) moved for a certificate of appropriateness for the main house and Chair (S1) seconded; the motion carried. The record shows vocal approval but no roll-call tally.
The board confirmed the applicant will return with carriage-house details and noted the next Harb meeting is scheduled for July 1 at 06:30 with applications due June 16.
