The Guilderland Planning Board on April 22 tabled a site-plan and special-use permit application for Altamont Ice Cream, Pizza & Mini Golf so the applicant can address technical comments from staff and the board. The proposal, filed by John Phillips, would place an ice cream shop (3,500 square feet) and a pizza restaurant (4,500 square feet) in a single building with outdoor seating and an 18-hole mini-golf course on about 8.06 acres in the town’s General Business district.
Town Planner Ken Kovalchik provided a brief summary of the application and the materials submitted for review. Board members asked detailed questions about the proposed parking layout, projected traffic impacts, potential wetland impacts on the site, stormwater management measures and the proposed landscaping plan. Members also asked whether conceptual approvals or permits from the New York State Department of Transportation would be required for driveway or access changes.
During the public comment period, Alex Brame of Stride Sports voiced support for the proposal and highlighted the project’s inclusion of ADA-accessible design for nine holes of the mini-golf course. No other public speakers registered additional comments at that time.
After discussion, the board voted to table the application to allow the applicant to respond to site-plan review comments and return with revisions. The minutes do not record a mover, seconder, or vote tally for the table action.
