The Planning & Zoning Commission voted to recommend City Council approve a variance to the city's cut-and-fill standards for a proposed retail development at 20285 State Highway 46 West.
HMT Engineering's representative, Patrick Persis, said the request asks to exceed the 4-foot cut-and-fill limit by small amounts — roughly 8 inches of additional cut and 8–11 inches of additional fill at the maximum points — to achieve a more level site for parking and access to a planned ~7,900-square-foot retail building. "When you say 0.89 feet, it's like, what does that mean? So that's 8 inches at the front and 11 inches at the rear," Persis told commissioners.
Commissioners asked about balancing cut and fill on the site and noted that the design would need to preserve fire and EMS access and utility routing. Staff confirmed approval would limit future exceedances without additional approvals. After discussion, the commission moved to recommend approval to City Council and the motion passed.
The recommendation will be forwarded to City Council for final action.
