Planning Board approves $231,000 performance bond for two‑lot Setucket Road subdivision

The Dennis Planning Board voted on Oct. 6 to recommend a $231,000 performance bond for Landmark Lane associated with the previously approved two‑lot subdivision at 648 Setucket Road.

Paul reviewed outstanding conditions for the subdivision, including a road‑opening permit, a stormwater management permit application and a public hearing for any public shade‑tree work. He said the town requires a performance guarantee in the form of a bond, to be approved by town council, to ensure completion and restoration of any town property damaged during construction.

"I will make a recommendation for a performance bond in the amount of 231,000," Betty Nashawaddy said; Rick Hamlin seconded the recommendation. The board recorded votes in favor from Jeff Aldridge, Rick Hamlin, Betty Nashawaddy, Michael McGee and Karina England Quest; the motion passed unanimously. Paul said he will present the bond amount to town council and that two board members will sign the subdivision mylar once required approvals are in place.

The board discussed that Landmark Lane will remain a private way with certain town‑standard requirements applied to the town‑owned frontage, and that utility relocations (including hydrant work and two utility poles) and inspections must be completed as conditions of lot release.
