Forks Township approves waiver to allow CDL training at 610 Uhler Road, conditioned on agreement

ABR Realty’s representative asked the Forks Township Board of Supervisors on May 21 to waive land-development requirements so a building at 610 Uhler Road can be leased in part to Ancora Educational Holdings for a commercial driving school.
At the meeting, Steve Goudzuzian said the existing building — currently occupied by one tenant — will be divided into leaseholds and that the intended driving-school tenant would use roughly five trucks for on-site training in the parking lot and road-training on municipal streets. Zoning Officer Shawn McGlynn told the board that, absent a land-development plan, parking, circulation and tenant impacts are not formally addressed.
Supervisor John O'Neil asked whether students train in empty trucks; the applicant confirmed they do. Supervisor Ty Corallo asked about truck routes; the applicant said drivers would use the township’s defined truck routes but Vice-Chair Amy Blum cautioned that map designations are not guarantees of routing. Resident Robert Parella asked what the township would gain from the arrangement; the applicant said the immediate issue before the board is the lease for CDL training and that any future changes to the building would trigger further township review.
On a motion by O'Neil, seconded by Corallo, the board voted to grant the waiver conditioned on executing an agreement that outlines operational and future-review conditions and that any future uses or structural changes require return to the township for land-development review. The roll call vote was unanimous: Amy Blum, Ty Corallo, Derek Hughes, John O'Neil and Dean Turner voted yes. The motion carried.
The approval permits the lease and training to proceed under the specified conditions; the board did not approve any structural modifications and retained the right to require formal land-development review for future changes.
