Hempfield Planning Commission forwards subdivision and park plans, tables solar project

The Hempfield Township Planning Commission convened May 6 and unanimously moved several plans to the next stages of review while tabling a solar project and leaving one lot in a proposed subdivision unresolved.
During administrative and completeness reviews commissioners voted 7–0 to: approve the meeting minutes; forward the 10th amendment to the Spyglass Trails Plan of Lots Phase 1 (PA‑26‑12) to the Board of Supervisors; forward the Riggle‑Sico lot‑line revision (PA‑26‑11) to the supervisors; send the Stout's Discount Carpet warehouse plan (PA‑26‑13) to technical review (a variance for the side landscape buffer was granted at the April Zoning Hearing Board); and send PA‑26‑14 (Carvana Hempfield South Inspection Center) to technical review.
Planning staff described other technical reviews and contingencies. Mr. Matthew Pernelli said Hempfield Community Park Phase 2 (PA‑26‑10), the second phase of Founders Park, will include "a parking lot, pickle ball courts and a multipurpose turf field," and noted additional stormwater controls added near raised crosswalks; the commission voted 7–0 to forward that plan to the supervisors. Grace Collective Church (PA‑26‑8) was forwarded to the supervisors with outstanding items noted — photometric, hydrant placement, E&S, stormwater and MAWC/DEP approvals remain pending.
The WCHA Hempfield Solar Project (PA‑26‑9) was not advanced; the applicant requested tabling the plan until next month to resolve several contingencies. The Hoffer Land Development Plan (PA‑25‑32) likewise remains tabled pending the outcome of a May 12 Zoning Hearing Board matter. On the Colosimo‑Briarwood Plan (PA‑26‑4), Mr. Deglau and property owner Pete Colosimo said Lots 1 and 2 have approvals but Lot 3 lacks MAWC/DEP approval; Colosimo indicated Lot 3 will be marked non‑buildable unless he pays for a third public water tap. The commission voted 7–0 to forward the Colosimo plan to the supervisors pending contingencies.
All recorded motions carried 7–0. The meeting adjourned at 6:40 p.m.
