Commission approves 'The Pines at Crawford Lake' seven-lot subdivision with conditions

The Wright County Planning Commission on May 7 approved a Conditional Use Permit for a seven-lot platted subdivision named "The Pines at Crawford Lake," on roughly 80 acres along the south shore of Crawford Lake. Applicant Paul Otto of Otto Associates presented the concept plan and stormwater management showing three infiltration basins.
Neighbor Michele Willette asked about the development timeline and possible road damage from construction traffic. Otto said building the road would take about three to four weeks, that most construction traffic would remain on site, and that a developer’s agreement would require the developer to repair any township road damage. Rockford Township had recommended approval and engineers reviewed the road design and stormwater plan.
The Commission approved the preliminary plat with conditions requiring completion of the plat checklist (including park dedication and fees), submission of a title opinion acceptable to the County Attorney, establishment of a letter of credit or surety for the township road, and a developer’s agreement requiring that building permits not be issued until the township has approved the road or confirmed it is acceptable for permit issuance. The motion passed unanimously.
