The Village of Greendale Planning Commission voted to approve a conditional use permit for a rear family-room addition at 5586 Arrowwood Street.
A staff member told the commission the proposal meets the R4 zoning district’s setback and floor-area-ratio requirements under Section 17.16 of the Greendale Municipal Code, but does not meet the design-guidelines' illustrative 40% rear-yard guideline: the application shows a proposed rear-yard setback of 33.3 feet while the guideline example is 34 feet. "It meets the requirements of the municipal ordinance, but does not meet the 40% that are the design guidelines," the staff member said.
The staff member recommended the commission review the applicant’s drawings and solicited feedback; they said the submitted construction drawings are sufficient for building permits though a few minor details will be requested before the permit is issued. "The parts and pieces are there to be able to approve that building permit," the staff member said.
Commissioners asked whether the submitted drawings are adequate for permit issuance and whether accessible parking needed adjustment. The staff member noted that with a parking count in the low 30s two accessible spaces would be required and that the aisle configuration shown could accommodate that without reducing the total number of spaces.
A motion to approve the conditional use permit was made and the commission approved it by roll call. The commission’s recorded vote was entered as ayes during the roll call; formal tallies were taken on the record.
The commission did not add conditions beyond standard permit review; staff said they will follow up on any remaining construction-level details before issuing the building permit.
