The West Sacramento Planning Commission on June 4 approved a tentative parcel map to subdivide 4.1 acres at 4400 Bluegill Lane into three lots, finding the project exempt from the California Environmental Quality Act (CEQA) and adopting the staff report’s findings and conditions.
A planning staff presenter described the proposal as a three‑lot tentative map (two roughly one‑acre lots and a two‑acre remainder) within the Southport framework plan. Staff said the site is zoned R‑1, is consistent with the general plan, and has preliminary county environmental‑health approval for well and septic service for the proposed residential units. Staff also recommended an amended condition allowing flexibility for utility connections to be provided at the time individual building permits are pulled.
There was no public comment. Commissioner discussion was brief and centered on standard parcel‑map findings and utility easement details. The commission approved staff’s recommendation by unanimous roll call vote.
Next steps: staff will finalize conditions and the tentative map will proceed according to the municipal subdivision and map act requirements; building permits for future dwellings will require utility connections and additional local approvals.
