WYLIE, Texas — The Wylie Planning and Zoning Commission on June 2 recommended denial of a special-use permit that would have allowed a convenience store and single fueling station at the northeast corner of Country Club Road and Parker Boulevard.
Planning staff told commissioners the conceptual proposal included a roughly 5,000-square-foot convenience store and that the applicant requested a waiver to the 300-foot distance requirement from a school for the sale of alcohol and some tobacco products. According to staff, the property measured 299.71 feet from the school under the way the Texas Alcoholic Beverage Commission measures distance (property-line to property-line).
Staff said the city mailed notices to 15 property owners and had received nine written comments in opposition by the time of the hearing; staff identified four of those as within the notification area. No one appeared to speak during the public hearing.
Commissioners discussed the site’s adjacency to a park, daycare and the nearby school. After discussion, a commissioner moved to deny the application; another commissioner seconded the motion and the commission voted in favor of the recommendation to deny.
Planning staff noted this request differed from a prior proposal that included a drive-through restaurant and that, if the applicant chooses to reapply, a site-plan review and any required waivers would be part of any future submission.
