ARB deems Crow's Nest CO application incomplete after deck measurements differ from approvals

Peter Bickford reported to the Architects Review Board that the April 2024 approvals to legalize cedar decks and trellises for five Crow's Nest cottages (3 South Lake Drive) include square-footage figures that do not match current measurements. Bickford said Cottage A’s deck was approved at 200 sq ft but measures about 230; other cottages similarly show larger footprints than approved. He also noted a laundry shed measuring roughly 8 by 9 feet that appears without a building permit.
Board members discussed whether the discrepancy is an issue of the approved resolution listing incorrect numbers or of field changes since approval. Several members said the decks’ footprints may match the approved survey even if square-foot numbers were misrecorded; others said the filing application itself contained incorrect numbers. The board agreed the proper remedy is to treat the CO application as incomplete and require the applicant to submit an amended application with an accurate, dimensioned survey and clarification or permits for the laundry shed.
The ARB instructed staff to have the applicant return with a corrected submission; the board noted that the building department will follow up on any separate permit needs for the shed. No CO was issued at the meeting.
