Bayside Architectural Review Committee approves three residential exterior projects

The Village of Bayside Architectural Review Committee met March 10 and approved three residential exterior projects, voting unanimously on each application.
Homeowner Bethany Peri and architect David Koscielniak presented plans for a 330-square-foot addition at 121 West Ravine Baye Road that will expand the garage on the home's south side, add a second-level living space above it, and introduce black metal roofing accents on new gables and eyebrow overhangs. Committee Member Kavin Tedamrongwanish asked how the new metal elements would tie into the existing roof; Koscielniak said the original shingle roof will remain and the metal will be used on the new gable and eyebrow features. Peri said the existing siding will be reused and repainted. Trustee Liaison Ben Minkin confirmed the replacement single-car garage door will match existing doors. Committee Member Tedamrongwanish moved to approve the project as presented; Trustee Minkin seconded and the motion carried unanimously.
At 1130 East Fairy Chasm Road, contractor Jim Sickles clarified that the intended fence length is 175 lineal feet (the application listed 167) and requested approval for a thin vertical cedar structural member on the interior face of the custom horizontal panels. Chair John Krampf noted the committee typically encourages naturally weathered cedar. Trustee Minkin moved to approve the revised length and the interior structural piece; Committee Member Dan Zitzer seconded and the motion carried unanimously.
Homeowners Kyle and Laura Crumm asked to replace an existing shed at 8571 North Pelham Parkway with a new 192-square-foot shed whose roof and siding will match the house. Committee Member Kavin Tedamrongwanish asked whether the project required an impervious surface permit; Management Assistant Emma Baumgartner said it did not. Trustee Minkin moved to approve the shed as presented; Committee Member Tedamrongwanish seconded and the motion carried unanimously.
The committee also approved the minutes from its Feb. 10, 2025 meeting; the record notes Committee Member Dan Zitzer abstained. The meeting adjourned at 5:19 p.m., as recorded by Management Assistant Emma Baumgartner.
