Milton Board of Appeals continues hearing on 27 Brook Hill Road deck proposal to May 14

The Milton Board of Appeals voted unanimously on April 16 to continue a hearing on an application by Jill and Kevin Robinson for work at 27 Brook Hill Road until May 14, 2026 at 7:00 p.m.
Attorney Marion McEttrick, representing the homeowners, told the board the house had been "in serious disrepair and had been infested by squirrels and raccoons prior to their purchase," and described a preexisting, nonconforming sleeping porch at the rear of the property. McEttrick said the applicants filed a reduced plan that would move the proposed stair egress away from 31 Brook Hill Road and keep the deck largely within the existing footprint.
Homeowner Kevin Robinson presented a slide deck outlining renovations begun after the couple purchased the house in 2023 and resumed in 2025. Robinson said the changes would alter the kitchen egress so it "would no longer be towards 31 Brook Hill Road," and said the family planned to screen the side of the deck and store trash cans under it to improve the view for neighbors.
Abutter Kevin Bleau opposed the application, presenting slides and arguing the project would increase the overall size of 27 Brook Hill Road and exacerbate impacts on 31 Brook Hill Road. The minutes record Bleau as the only public commenter at the hearing.
Board members asked for additional information before taking a final vote. Member Theodore Daiber flagged site-distance concerns, noting a 24.7-foot setback figure discussed during review and pointing to a steep slope toward Pine Brook; he asked whether the Conservation Commission had been consulted. Member Jeffrey Mullan said he was reluctant to vote without more work on the design and raised broader concern about densification in the neighborhood. Attorney McEttrick said the homeowners had accepted the Building Department's lot-line calculations and emphasized that the side lot line, not the rear lot line, was the controlling issue for the variance request.
After discussion the board moved to continue the matter; the minutes record a unanimous vote to continue the hearing to May 14, 2026 at 7:00 p.m. The minutes do not record a formal motion text, a mover, or a second.
