At a continued business item for 22 5th Avenue, designer Nick Falco presented revised elevations and neighborhood comparables for porch extensions and small additions to an existing nonconforming UR1 house. Falco explained the proposal reduced the side setback requests and removed a connector and concrete ramp, which the board noted increases permeable surface.
Board members reviewed comparables showing a range of established setbacks in the historic neighborhood and confirmed the design fits the streetscape. A draft motion listing corrected dimensional figures was read and, after a brief correction of numeric entries, the board voted 6–0 to grant the requested variances. The board noted the application reduces maximum building coverage slightly compared with the preexisting condition due to removal of the ramp and breezeway.
