The Shopping Area Redevelopment Board on Sept. 11 reviewed a Planning Commission public-hearing outcome that tied a special land use (SLU) for 123 E. Main to the building, not the tenant.
Marketing Director Abigail deRoo explained that because 123 E. Main is currently designated office/service, demolition of the building would remove its grandfathered status; to address that, the applicant Koele Godfrey applied for an SLU and site-plan review. deRoo said Planning Commission debated whether the SLU should be tied to the new building or to the user, and “ultimately, Planning Commission approved the SLU for the building – not just the user.”
SARB members said they were comfortable with that outcome and confirmed that the SLU should be tied to the structure being replaced rather than to the incoming or existing tenant. deRoo said she wanted clarity so staff could give accurate guidance to future applicants.
Next steps: with Planning Commission having approved the SLU tied to the building, staff will proceed consistent with that interpretation for permitting and future applicants.
