Director reports Adel annexation, ADU rule change and county population growth

At the April 21 meeting Director David Hockett updated the Dallas County Planning & Zoning Commission on several administrative items.
Hockett said the MSA contract will go to the Board of Supervisors in early May. He reported that the City of Adel has approved annexation of about 1,200 acres on the town’s south edge and that package will go to the state next for approval. Hockett said the Board of Supervisors approved final readings for accessory dwelling unit (ADU) requirements that allow a 1,500-square-foot accessory home on a lot of at least 10 acres or an accessory home up to 50% of the primary dwelling’s size; staff noted the change will not trigger notice on larger lots.
On demographics, Hockett said Dallas County remains the fastest-growing county in the Midwest since 2020, estimating a population of about 118,000; a full population report for county and state is expected in June and staff will present that when available.
