Senior center near completion; committee flags HVAC, door sensors, AV and key issues

The HOTA Permanent Building Committee met at the Luz Nelson Senior Community Center and received progress updates on the senior center construction, with members identifying a set of unresolved punch‑list items that must be completed before final turnover.
Steve, the committee’s construction presenter, said HVAC commissioning is "nearly complete," and reported Comcast "installed the cable service line from the street to the building on the October 7" and that audiovisual shop drawings have been submitted for review. He also told the committee that a millwork subcontractor filed a payment‑bond claim against the general contractor; the subcontractor copied the town, and the construction team is asking for an action letter once the dispute is resolved. (Steve) said the contractor’s accounting work on pending potential change orders and utility back‑charges is ongoing.
Committee members and staff outlined several operational items still open: exterior walkway and flagpole lights that were not yet programmed; a door sensor or timing issue that can allow both vestibule doors to remain open and risk drafts or closing on older visitors; several missing keys for the large community room and kitchen; and delayed furniture deliveries, including a WB Mason amendment for $5,516.90 to add delivery and installation for additional pieces. Beth, who runs programming in the community room, described the challenge of serving both bingo players and fitness users in one space: "I have a bingo, which is my older, more temperature sensitive crowd," she said, and asked whether the HVAC setpoints can be adjusted a few degrees to accommodate both groups.
On AV and cable testing, the committee agreed it is preferable to delay running final cable connections until TVs and monitors are on site so contractors can complete compatibility and commissioning tests. Steve said the project team has Cat‑6 drops to each TV location but needs the devices to verify full operation.
The committee also discussed security and accessibility: cores and lever sets are on order to address electronic keypad failures on the back hallway and to enable keeping interior doors unlocked during classes; an inspector reported that one automatic door lacks a properly calibrated vision sensor and timing adjustments could improve flow for mobility‑impaired visitors.
The committee did not vote on any of these items but set a schedule to track delivery windows and contractor follow‑ups. Several members asked that Chris (facilities) remain the single first point of contact for facility problems and that construction issues continue to route through the on‑site OPM and contractor channels.
The meeting closed with the committee agreeing to continue tracking these punch‑list items and to reconvene for further updates.
