Zoning map amendment to reclassify Schuyler–Salem area tabled after resident objections

At the Jan. 12 meeting the Zoning Board of Appeals discussed a proposed recommendation to the City Council to rezone properties on Schuyler, Benton, MacArthur, Iroquois and Salem Drives from Urban Residential-1 (UR-1) to Urban Residential-2 (UR-2).
Chair Gage Simpson summarized the rationale: many homes in the area are pre-existing nonconforming under UR-1 and the lots’ frontage and widths are more consistent with UR-2. Susan Barden displayed a map for visualization. Jonah Cohen and others suggested adding nearby streets such as Springwood and Oakland for City Council review.
Resident Olivia O’Malley, 6 MacArthur Dr., testified that rezoning would change the character of her neighborhood, allow houses to be built much closer to the road and invite investor-driven redevelopment. "If my neighbors knew about this there would be several who would speak out against the amendment," she said, adding that increased density could raise flooding and drainage issues. The board agreed her concerns were valid and decided to table the recommendation so staff could provide additional information; public input was encouraged.
What’s next: The board tabled the item and asked staff to prepare further materials before continued discussion and any recommendation to City Council.
