Applicants Tyler Mason and a co-owner told the ZBA they need an addition and front porch to accommodate a growing family; the house was built before current code and the lot constraints and an in-ground pool make rear expansion impractical.
Board members emphasized the need to know whether eave overhangs greater than 12 inches can be eliminated to avoid a variance and asked for comparables for front-setback encroachments in nearby blocks between St. Clement’s and the Northway. Jonah Cohen and other members signaled that while a vertical addition may be acceptable, a porch encroachment requires justification and comparable examples.
The public hearing was opened and will stay open while the applicant supplies drawn plans, overhead views and neighborhood comparables requested by the board. No vote was taken at the Jan. 12 meeting.
What’s next: Applicant to provide detailed plans and comparables; staff and the board will revisit the request at a subsequent meeting.
