Developers say Old Fire Station redevelopment near construction after permits, TxDOT sign-off

Developers from Mad Concepts updated the Saginaw City Council on progress toward redeveloping the Old Fire Station site. Representatives said design and engineering documents are approximately 95% complete, interior finishes and furnishing packages are finalized and they are awaiting the final civil permit step after receiving written communication from TxDOT.
Cameron Hayes said the team had converted an earlier drive-through concept to an expanded outdoor yard and patio layout, described a site plan that would retain existing driveways where possible, and showed building elevations and interior plans for multiple tenant spaces (including a restaurant and elevated patio). He said the team is waiting on the final civil permit and a PD (planned development) approval that staff and the developer have largely worked through; once those are complete, bank financing would close and construction would begin.
Mad Concepts representatives said they expected to begin construction in July and estimated a roughly nine-month construction schedule, targeting a March–April opening. Council members thanked the team and staff for progress and expressed support for city staff to complete the remaining administrative approvals. A staff member confirmed that, where the PD conditions are satisfied, the remainder of the permit and building process can be managed by staff without further council approvals.
