North Shore Sprinkle Supply: Staff read a notice describing a site‑plan application to legalize as‑built paving, add drainage structures and landscaping at a parcel identified by tax number; Jan Jochims of Independence Engineering said the applicant reduced impervious coverage on several sides, will remove an unauthorized paved area on the southwest side, add landscaping and install an additional drainage dry well, and stated he believes the revised plans now comply with board requirements. A neighbor, Ruth Ann Pollock of 1288 West Main Street, said the mailed letter did not explain what changes were proposed and asked whether the business use would change; the board and applicant confirmed the use remains the same and that the work already completed reflects the finished product.
Marie L. Andrews minor subdivision: Staff read a notice for a minor subdivision that would formalize a prior development‑rights purchase and create three lots (including a two‑acre lot intended for a future single‑family residence); Charles Scutty, representing the applicant, described the subdivision as primarily administrative to memorialize previously purchased development rights and noted required zoning relief had been obtained from the zoning board for existing greenhouse coverage.
JPD Calverton site plan: The board heard a lengthy presentation from Joseph F. Bizzell, attorney for the applicant, describing demolition of a 5,616‑square‑foot building, retention of a 139,850‑square‑foot building, construction of a 74,650‑square‑foot multi‑tenant building, large concrete outdoor storage pads, and related parking, drainage and access modifications on a 28.66‑acre parcel at 4195 Middle Country Road in the Calverton Industrial CI zoning district. Bizzell said required parking is 39 spaces and the proposal provides 58. Board members asked whether roadway and parking improvements would occur (applicant: yes), whether health‑department approval for sewage treatment had been secured (applicant: pending; the health department typically waits for a local determination), and about an apparent hobby aircraft club on the rear portion of the lot (clarified as a hobby airfield/club).
Each hearing was closed by motion and vote. No substantive discussion items were scheduled outside of the hearings, and the board moved to administrative resolutions afterward.
