Chris Crocco of Crocco and Crocco Architecture presented a front- and rear-facing addition at 56 Anderson Avenue that converts an underused screened porch into livable space and adds a second floor over the existing footprint. Crocco described exterior updates to a more colonial appearance and said Marvin windows and arctic-white Hardi siding will be used.
The board confirmed the project required two variances because the addition would increase a nonconformity when the second floor is added: the board recorded a front-yard variance that would permit 11.4 feet where 30 feet is required and a side-yard variance of 6.2 feet where 8 feet is required. Board members noted the second-floor expansion does not extend the first-floor wall forward and the variances respond to the existing preexisting footprint.
The ARB closed the public hearing and referred application 26-1756 to the planning board with a recommendation to approve as submitted; the planning board will review the variances and final elevations.
