Planning commission forwards preservation subdivision for 260 acres but asks Solicitor to review roadway‑dedication concerns

On Nov. 6, the Commission considered a Preliminary/Final Subdivision Plan from Mervin A. Raudabaugh Jr. to preserve roughly 260 acres by consolidating five parcels into two. Ms. Laura Brown introduced surveyor Layne Clark and attorney Marcus McKnight to present the application.
Attorney Marcus McKnight said the property owner does not want to allow a right‑of‑way easement along the roadway unless the owner receives compensation. Commissioners, including Mr. Randy Duncan and Mr. Doug McDonald, said they could not recommend final approval without the Township Solicitor reviewing the dedication/right‑of‑way issue. The Commission forwarded a SLDO 402.03 (Existing Resources & Site Analysis) waiver and recommended the Final Plan to the Board of Supervisors subject to staff and engineering comments and Solicitor review of roadway dedication.
Next steps: the Solicitor will review the roadway/dedication issue and the Board of Supervisors will consider the waiver and the Final Plan at a future meeting.
