Traffic and access remain under review with the New York State Department of Transportation; the applicant reported phone and email exchanges with DOT and said it expects formal DOT feedback prior to the next meeting. Board members asked for a maintenance plan or plan note for the porous pavement (applicant agreed to provide one). The building height calculation was corrected to include the architectural tower element, which increased the measured height and led to an amended height variance request.
The board expressed concern about illuminated tower signage facing a nearby multi‑family residential building and requested the applicant evaluate sign location and illumination hours; the applicant agreed to limit illumination to hours of operation and to further review whether the tower signs could be relocated or otherwise reduced in impact. The board gave neutral advisory recommendations (straw polls) on the revised sign variances and the building‑height variance and asked staff to prepare an updated SEQRA/negative declaration draft for consideration at the July 16 meeting and, if appropriate, deliver materials to the Zoning Board for its July 17 hearing.
