Because the additional seating increases the parking requirement by seven off‑street spaces (to 312 required vs. 305 existing), the applicant requested a shared‑parking reduction to account for the shortfall; no existing parking would be removed.
Applicant Peter Lille described interior connections to the existing restaurant, sliding partitions to combine private rooms for larger functions and clarified that the bubble‑tea storefront will also be under the restaurant’s umbrella and allow customer access.
No members of the public spoke during the hearing. The board voted to close the public hearing, leave the record open through July 9, and directed staff to prepare the SEQRA determination and draft decision for the July 16 meeting. The board noted that Mr. Weinberg would be recused from further participation on this matter and that one member was participating remotely and not voting.
