Rye ZBA approves shed-dormer addition at 12 Park Ridge Avenue

The Rye Board of Adjustment on May 6 unanimously approved a variance allowing David Blodgett to add a shed dormer and three new windows to his Cape-style house at 12 Park Ridge Avenue.
Blodgett told the board the project replaces two skylights, keeps the existing drip edge and roofline, and will bring the dormer in about 18–20 inches from the existing roof line. He described the change as a dimensional alteration rather than an expansion of use: "adding three windows and removing two skylights," he said.
The board reviewed the variance criteria in New Hampshire RSA‑style fashion and concluded the application met each test — the change would not harm public interest, would observe the spirit of the ordinance, and would not diminish surrounding property values. Chair Shawn Crapo and members noted the dormer would sit further within the lot than the existing front drip edge (measured in discussion at roughly 17'5") and that the work would not add a bedroom or intensify the property's use.
The motion to grant the variance under Section 190‑6.3.A (expansion of a nonconforming structure) passed 5‑0‑0.
The board's written Notice of Decision records that approval is subject to the representations and plans presented to the ZBA and notes the 30‑day rehearing/appeal period.
