The board approved several property-specific septic variances and a voluntary Title 5 upgrade at its April meeting, voting to impose the conditions listed in staff memoranda.
Motions passed to approve a variance at 18 Chadwick Road in South Dennis per a memorandum dated 03/30/2026 with conditions 2, 3 and 5. Speaker 1, who moved the action, noted that the work would not include a kitchen. The motion was seconded and approved by voice vote.
Contractor Ed Gula, who identified himself as representing owners referred to in the record as the Fins, described proposed work at 12 Mahoney Way: “What we like to do is eliminate the drive on the garage door and then finish the basement into a wide open playroom for the kids,” he said, adding the owners planned a small at-home office. Board members discussed the property’s Zone 2 leaching-pit implications and agreed there was no new flow and adequate vertical separation to groundwater. Speaker 4 moved to approve the variance per the 03/30/2026 memorandum with conditions 2, 3 and 5; the motion carried by voice vote.
For 85 School Street in East Dennis, Asa Mintz of AJM Site Design represented owners Peter and Catherine Lawler and described a 2.25-acre lot where a 42-by-22-foot addition would create a fifth bedroom on a property already served by a 2008 cabana system. “We have 12 feet to the bottom of the deepest test hole,” Mintz said, describing what he called good vertical separation from the wetland. The board approved the variance per a 03/31/2026 memorandum with conditions 1, 2, 3, 5 and 6 and retained prior conditions related to the cabana.
John O’Reilly, representing a property owner in Dennisport, presented a voluntary Title 5 upgrade at 20 Oak Street to replace two cesspools with a compliant septic system and a drip dispersal leach field that will maintain 5 feet above groundwater. Speaker 1 moved to approve the upgrade per the 04/01/2026 memorandum with conditions including 1, 2, 3, 5 and 6; the motion was seconded and passed.
All of these approvals were handled as individual agenda items and recorded as carried by voice vote.
The board concluded the agenda item by thanking applicants and moving to the next matters on the calendar.
