RZ 25‑5, a request to rezone 3.37 acres at 1328 Commerce Street from commercial/industrial to high‑density residential with a PUD overlay, arrived with late changes that included a revised site plan, nine overflow parking spaces on a private street and a new green‑space exhibit. Staff recommended tabling to allow more thorough review by the commission. The applicant also supplied an environmental review; the applicant said that soil testing was included and that the environmental report did not identify any issues that would preclude residential development. Commissioners asked follow‑up questions about dumpster servicing and driveway setbacks. A motion to table RZ 25‑5 to the next regular meeting carried by voice vote.
Separately, RZ 26‑1 (an amendment to a development plan for Tree Tops Lane) was discussed at length after an applicant request to delay while exploring alternate designs. Counsel explained that denial would force a new application if the developer changed plans and that state code creates a 12‑month default timeline for review; commissioners agreed to table the item for 60 days to allow staff and the applicant to meet and return with clearer direction.
What happens next: Staff will circulate revised materials and the updated green‑space exhibit ahead of the next meeting; the commission asked staff to coordinate meetings with applicants to ensure a more complete package on return.
