Developers pitch community-led 'stewardship' model for Roscoe Main Street parcels

The presenters cited projects in Rockford and said their model can be adapted for smaller communities and for infill parcels on Main Street.
During question-and-answer, trustees asked whether the firm would build for-sale homes or rentals, how the company finances the pre-development analysis and who pays for the market research. Presenters said AR2 builds the research into their approach, works with SBA lending and down-payment programs where appropriate, and aims to lower long-term costs through energy-efficient, code-compliant construction. They offered to circulate slides and contact information and to introduce trustees to similar developers.
Trustees asked the presenters to provide slides and additional written materials for distribution to the board and staff. The presentation concluded with a willingness from AR2 to engage in a pilot program and to support a locally tailored development process for Roscoe’s Main Street parcels.
