Board approves Volvo dealership expansion, new medical office and related planning items

The village board approved several land‑use items at its March 24 meeting, including a planned‑unit‑development amendment for Fields Imports (Volvo) and a special‑use permit for a new two‑story medical office building at 790 Frontage Road.
Steve, a village staff member, said Fields Imports seeks to expand its Volvo showroom and service facility, replace an existing car wash with a two‑bay car wash and add a vehicle prep operation; the plan and zoning and architectural commissions recommended approval and trustees voted in favor of the PUD amendment and related variations.
Northshore Mo LLC’s application for 790 Frontage Road received similar support from commissions. Architect John Talty of OKW Architects said the proposed building is approximately 24,000 square feet (12,000 square feet per floor) and will house medical uses, including a ground‑floor tenant now in lease negotiations and second‑floor concierge medical practitioners from the Northshore community. Variations requested included small deviations to rear yard setbacks, building height and driveway width; trustees granted relief.
The consent agenda approved earlier in the meeting included acceptance of minutes from Feb. 24, 2026, a $31,500 proposal from Gwalt Hamilton for engineering/GIS services, and the reappointment of Jennifer Suker and appointment of Ashley Gaines to the Plan & Zoning Commission.
