The Morrison County Board of Adjustment unanimously approved a variance to allow a 6x14 enclosed entry or breezeway on a bar and grill building at the corner of Minnesota Highway 115 and County Road 213.
Amy, Land Services staff, explained that field measurements show the existing building sits about 50 feet from the right of way, where a 50‑foot setback is required; the proposed addition would reduce that to roughly 44 feet but remain outside Minnesota Department of Transportation (MDOT) right‑of‑way. MDOT was briefed and staked the right of way; staff said MDOT typically does not oppose encroachments that remain outside their right of way.
Owner Luke Hoskins (LHH Properties) told the board the breezeway will be a walkway with doors at both ends to keep cold air and smoke out of the bar and improve patron comfort. A township supervisor, Wayne Stoner of Green Prairie Township, spoke in support of the project and said the township had no objections.
Board members cited the unusually wide right of way at the corner and the historic placement of the building as practical difficulties that support the requested relief. The motion to approve was made and seconded; the board voted unanimously.
What happens next: The variance is approved; the applicant must obtain building permits and coordinate with Land Services and MDOT if any future work affects their right of way.
