Dolores County delays final approval of John Black subdivision exemption until Dec. 22

The Dolores County Board of Commissioners held final action on a subdivision-exemption application for John Black, agreeing to delay approval until a special meeting on Dec. 22 after staff reported that the trustee authority required for the plat had not been filed.

Clerk staff introduced the application and noted the draft plat listed an incorrect trustee name and that the applicant had not completed the required authority/certification. Commissioners said they could not approve the plat without documentation that establishes the vesting/title owner. Board members discussed recurring problems when vesting on plats does not match later title records and noted that requiring clearer vesting deeds or title evidence could reduce future legal or transactional complications, though that would impose extra transaction costs on applicants.

The board formally laid the item on the table and instructed staff to confirm that the trustee authority and corrected documents are filed before bringing the matter back. The clerk said the item will be placed on the Dec. 22 county board agenda for final consideration.
