Walton County commissioners voted to deny a rezoning and conditional-use request for a proposed expansion of a Highway 20 convenience store that would have added diesel pumps and limited truck parking.
Applicant representatives described plans to renovate the existing station, add a small kitchen and three diesel pumps, and allow limited truck parking with a two-hour time limit. Victoria Sullivan, vice president of Welcome Foods, said the company revised its initial proposal after planning commission feedback, removing overnight facilities and showers and proposing a ten-space truck parking area with a two-hour limit.
But neighbors cited air-quality risks from diesel exhaust, increased traffic at a nearby roundabout and safety concerns. Robin Dill told the board, "It's pollution. It's noise," and urged denial. Mary McKay, president of a nearby homeowners association, cited studies about diesel exhaust and human-trafficking risks near truck-stop locations and asked the board to deny the request to protect neighborhood health and safety.
Beau Cone, the applicant's civil engineer, described site constraints tied to Georgia DOT spacing and septic needs and proposed opaque fencing and additional planted buffers to mitigate impacts. The planning commission had recommended denial following public opposition; Commissioner (speaker 8) moved to adopt the planning commission's recommendation and deny the application, and the board approved that motion.
What happens next: The applicant may revise and resubmit or pursue other permitted options under existing zoning; county staff will notify the applicant of the decision and next steps.
