Facilities update: lingering HVAC alarms at High School North, boiler replacements planned, playground and repair work reported

At the Buildings & Grounds meeting on Oct. 1, district facilities staff gave progress reports on ESIP/EIP projects, ongoing maintenance and several active capital projects.
On the most urgent item, staff said multiple Nesbit univent HVAC units at High School North have repeatedly signaled faults and are "going into alarm almost daily," requiring building staff to reset units. Facilities staff said they are pressing the manufacturer and vendors for diagnostic printouts and will not close the project until outstanding items are resolved.
Facilities also reviewed planned boiler replacements across the district. Staff said Intermediate North has been identified as the next priority for boiler replacement; the work will require environmental remediation for old insulation and the district is targeting engineering and permitting this year with construction likely in the summer of 2025 or summer 2026 depending on budget availability.
Other items: contractors have completed several projects (revolving‑door replacement at JBAC, dishwasher replacements at multiple schools), a grant‑funded playground at South Toms River Elementary was installed and grounds crews spread roughly 900 cubic yards of mulch districtwide. Staff reported 1,431 work orders submitted in September with 1,190 completed and 241 still open; average completion time was 7.5 days.
A communications staff member flagged an unsolicited proposal from a solar developer seeking to lease district land for solar farms; the board asked staff to circulate the proposal and financial details for review before any action.
