Lincoln County commissioners voted Sept. 17 to approve the final plat for the Yorkie subdivision, a roughly one-acre parcel outside Libby that will be split into two lots in the Cedar Creek area.
Planner/agent Mr. Hags told the board the applicant had satisfied seven conditions of preliminary approval, including an updated approach approved by the Montana Department of Transportation, installation of utilities to the new lot, DEQ approval for sanitation and completed weed control. Staff recommended final plat approval.
A commissioner questioned whether a proposed 40-foot access easement was required to serve the back lot; planning staff (Jesse) said the final plat shows a 20-foot access easement and that 20 feet is adequate for the existing driveway standard but could limit future development unless the owners secure a wider easement. The board approved the plat by voice vote.
Why it matters: The approval creates a second buildable lot in the Cedar Creek area and clarifies access and utility responsibilities for the new lot; the narrower easement may constrain additional development without further easement work.
