DRC approves variance, recommends replat for Willow Oak Plantation Lot 215

The Alachua County Development Review Committee on June 18 approved a variance to correct a side-yard setback encroachment at 7655 Southwest 88th Drive (Willow Oak Plantation Lot 215) and recommended the replat to the Board of County Commissioners.
County planner Jacob Stout explained that the house encroaches about 1.5 feet into the side-yard setback and that the surveyor added a 0.3-foot buffer to avoid future measurement discrepancies. Stout said the encroachment appears to have arisen from the foundation being poured at an angle during construction and that the current applicant did not build the house. He reviewed the ULDC variance criteria and concluded the requested relief would be the minimum variance needed and would not grant a special privilege.
"This was a cleanup item," Stephanie Sutton of EDA, the project surveyor, said. She told the committee the home was built in 2009 and the client bought it while it was under construction.
Tom Young of Young Development Services, representing Special K Holdings LLC, said he had nothing further to add. With no public comment, a committee member moved to approve the variance and recommend approval of the replat to the Board of County Commissioners. The motion was seconded and the committee voted in favor; there was no recorded opposition. The Board is scheduled to consider the replat on July 8 at 11:30 a.m.
