Trustees discuss downzoning Washingtonville to limit future density

At the Jan. 27 work session, the Village of Larchmont considered a proposal to change zoning in the Washingtonville neighborhood from R-4F to R-2F, a change staff said would limit future development to one- and two-family homes.
Kathleen, a village staff member, told trustees the downzoning proposal reflected the character of the neighborhood and “the extensive flooding that’s happened in that neighborhood.” She recommended the change to reduce future density.
Trustees noted the change would not alter existing multi-unit properties, which would be grandfathered and remain lawful; the restriction would apply to future applications. The board asked staff to analyze lot-size and subdivision implications to avoid creating smaller lots that could still increase density.
The board agreed to move forward with the proposal to the next steps in the zoning-amendment process, including drafting specific lot-size regulations and scheduling public review.
