Planning commission recommends approval of multiple plats and variances across Davison County

The Davison County Planning Commission on May 5 recommended approval of multiple plats and variance requests covering residential lot splits, accessory‑building placements and agricultural parcel divisions. Commissioners moved the items forward to either the Board of Adjustment or the County Commissioners depending on the application type.
Items the commission recommended for approval included a setback variance for Jeffrey and Theresa Miiller to locate a proposed residence about 20 feet from the east property line where the Agricultural District requires a 50‑foot rear yard setback; a variance for Steve and Cynthia Endres to locate a replacement pole building in the same footprint because of existing water hookups; and plats to create Wilson Tracts 3–5 following an auction (the tracts meet the county’s 25‑acre minimum). The commission also recommended approval for multiple proposals from Lyle Lowrie, Sean Gerstenecker and Nick Lorang that involve lot-size reductions, lot splits and plats to formalize existing structures and prepare properties for potential financing or sale.
Other actions included approval of a roughly 3‑acre Tilton Tract so the Tilton family can allow a child to build a house, and approval of Spencer Neugebauer’s plat and associated variance to create a ~5.19‑acre lot where 25 acres is normally required; Neugebauer has already installed an approved approach. Acting Director of Planning & Zoning Karen Wegleitner presented each item and indicated the board had no substantive concerns on the listed requests.
All motions reported in the minutes were carried by roll call votes; most recorded six ayes and one absence (Dave Anderson). Several items were forwarded to the County Commissioners for plat approval and others to the Board of Adjustment for final action. The commission set its next meeting for June 2, 2026 and adjourned at 7:36 p.m.
Why it matters: These plats and variances change parcel configurations and property rights, enabling planned residential construction and agricultural-business adjustments; they will alter which parcels are eligible for financing, sale, or development and must be finalized by the appropriate county body.
