Arlington School District board approves $2.23 million contract to re-roof Arlington High School

The Arlington School District Board approved a $2,228,000 contract with CDK Construction to complete phase one of a two-phase re-roof at Arlington High School.

Brian Lewis, executive director of operations for the Arlington School District, told the board the district conducted a competitive bid process and that "CDK's bid was deemed the lowest responsive bid at $2,228,000." He said McGran Architects and a project team including Alex Della of Concertis, Cornerstone Architecture and Perkins Kuey participated in the selection and oversight process.

The project is divided into two phases. Lewis said phase one covers areas labeled A and E on the bid plans, including the commons, the athletic wing, the fieldhouse and portions of the stadium (grandstand, ticket booth and bleachers). He said phase two, which the district would schedule for completion in summer 2027, will cover wings B, C and D; a metal-roofed metal shop building is excluded from the re-roof.

Lewis described the phase-one scope as removal of existing roofing material and installation of a built-up roofing system with an additional layer of insulation intended to improve energy performance and ventilation. He also said the contract includes replacement of gutters and downspouts at problem locations to stop water staining and intermittent "waterfalls" that have occurred at the south edge of the shed roof and near the BPAC roof.

Board members questioned materials, budget and existing roof condition. In response to a question about roof type, Lewis said the district will install a composite roof, adding that a metal roof would exceed the budget. On funding, Lewis said the work is supported by the district's 2024 capital levy and described a total facility budget of $4.7 million for the full re-roof program; the phase-one contract of $2,228,000 leaves roughly $2.5 million to complete the remaining work next summer.

Lewis said the previous roof was a 20-year system installed 23 years ago and that rot was discovered in some E-wing areas during earlier work. "We're expecting at least 30 years out of this roof," he said, and added that improved ventilation included in the design should reduce future moisture formation under the roofing material.

After discussion the board moved and seconded approval of the phase-one contract. The clerk called the roll and recorded affirmative votes from the directors; the motion passed.

President Levette and other members thanked Lewis; with no further business the board adjourned.
