Beaufort County Council voted unanimously on Feb. 10 to accept a Valbridge appraisal dated Feb. 4, 2025, that values the 26.46‑acre Mitchellville property at $10,880,000 and to authorize the county administrator to pay the town of Hilton Head Island that amount from green‑space sales‑tax funds.
Mr. Atkinson, who presented the appraisal results, summarized the background: an earlier appraisal (July 2024) by Charleston Appraisal Company valued the property at $9,887,000; the Valbridge appraisal concluded $10,880,000, a $993,000 difference. The council considered whether to apply additional green‑space funding to make the town whole following its purchase and the request recommended by the green‑space committee.
Councilmember Brown moved the motion, which was seconded and opened for discussion. Councilmembers noted the appraisal history and the green‑space committee’s recommendation. ‘‘I think this appraisal is fair,’’ one council member said during committee reports, and the motion was carried by show of hands with unanimous support.
The action directs the administrator to use green‑space sales‑tax funds, as recommended in the committee grant application, to reimburse the town for the appraised value identified in the Valbridge report. No amendments to the motion were recorded at the meeting.
The acceptance resolves a longstanding negotiation over the Mitchellville parcel valuation and advances the funding step required for the town’s purchase transaction to proceed under the green‑space grant recommendation.
