Commission approves forwarding zoning amendment to require indoor automotive repairs and spacing between shops
Summary
The Planning Commission voted to forward to City Council a zoning ordinance amendment that would require all automotive repair/service work to occur inside buildings and set a 300-foot minimum separation between principal motor-vehicle repair uses.
The Planning Commission voted June 3 to forward a proposed zoning ordinance amendment to City Council that would add two design standards for automotive motor-vehicle repair and service uses.
Staff presented the amendment to avoid negative cumulative impacts from clusters of repair shops and outdoor repair activity. The two proposed standards are: (1) any new automotive repair/service use whose principal activity is repair would have to be at least 300 feet from another such use (measured property-line to property-line), and (2) all repair or service work associated with those uses must occur inside a building; outdoor repair activity would be prohibited for new uses. Staff said legally established businesses would be grandfathered.
The commission held a brief discussion about enforcement and grandfathering of existing operations, opened a public hearing (no speakers), and voted to recommend the amendment to City Council for further public hearings.
